Foreclosure Rates

Foreclosures jumped another 20% in the 6 county area of South Central Wisconsin. This was on top of the 30% increase last year. Foreclosures have doubled (exactly) since 2001. There is no hope that things will improve in 2008. If you are behind in your mortgage payments, or they are getting ready to reset, please see us. We might be able to save you money - but will NOT be able to change the terms of your mortgage. Despite the news that lenders are more open to loan modifications, we are not seeing it in the marketplace.

The President announced a plan to help people facing foreclosure; this plan is for you if: your first mortgage on your home is adjustable during the first 3 years - 5 year ARM does not qualify; you must have signed your mortgage between 1/1/05 and 7/31/07 and it must reset between 1/1/08 and 7/31/10; the loan must be current and have not been late more than one 60 days delinquent in last 12 months; and you must have less than 3% equity; your FICO score must be less than 660 and the FICO score cannot be more than 10% higher than origination; finally your Servicer must determine that you cannot afford higher payments. If you are in foreclosure or have been in the last 2 years, this plan will not help you.

ALERT - Vehicle Repossession Law

ALERT: Wisconsin repossession laws have changed. It is not longer required that auto loan lenders obtain a judgment of replevin to repossess a vehicle. After sending you a notice of default, they can take the vehicle if you do not request a judicial hearing within 15 days. For many people that do not open their bills, their first knowledge that the vehicle is being repossessed will be when it goes missing from the front of their home. This is a huge change from the previous law. BE CAREFUL.
